£185 million redevelopment of former Terrys Chocolate site in York expected to win planning approval

Next month, City of York planners are expected to reach a decision on plans for The Chocolate Works, York, which would turn 25 acres of the former Terrys Chocolate factory into a mixed-use scheme with offices, shops, restaurants, hotels and homes.

The £185m Chocolate Works development is expected to create more than 2,800 jobs, and, if planning permission is granted, developer GHT Developments, a joint venture between York-based property company Grantside and London-based investment business Tritax, will start work on the site next month.

The Terry's Chocolate Factory closed in September 2005, after 79 years on the site, with the loss of more than 300 jobs. It was acquired the following spring by GHT Developments.

The commercial elements of the scheme will include up to 350,000 sq ft of prime office space, divided between two floors in the historic listed chocolate factory and eight new-build units.

One of these units will accommodate a new digital and creative technology centre for Science City York, and a second unit has already been pre-let to a law firm. Car parking for the offices will be allocated at one space for every 500 sq ft.

The scheme's 41,000 sq ft of retail and leisure space will include restaurants, brasserie and cafés around a central plaza. The scheme will include the Terry's Clock Tower as well as a 150-bedroom, four-star hotel with a swimming pool and fitness centre and spa and a second three-star, 110-bedroom hotel.

The rest of the scheme, which will be developed in phases over three to five years, will include more than 225 apartments and town houses, a medical centre, convenience store, nursery, senior living accommodation and a 60-bedroom care home.

Leading the King Sturge agency team, which will act jointly with DTZ, will be office agency team partner, Jonathan Gale and retail and leisure specialist partner Nick Ferris.

Founded in 1993, Grantside is a privately owned development and construction company which has built more than 2.6m sq ft of business accommodation with a total value of more than £750m.
