LOCATION
Ruthwell Station is a small village or hamlet close to the Dumfriesshire Solway coast and alongside the Dumfries to Gretna railway line. The A75 trunk road is less than 2 miles to the north providing a link to the M6 at Gretna (approximately 16 miles), and the A74(M) at Ecclefechan is approximately 9 miles. The villages of Clarencefield and Ruthwell are nearby and also Caerlaverock Castle and Nature Reserve and many fine walks. The towns of Annan (8 miles) and Dumfries (9 miles) are readily accessible by car and provide most required facilities and amenities, with the City of Carlisle becoming more accessible due to the new M6 extension.

DIRECTIONS
For directions from the A75, take the turning at Carrutherstown onto the B725 towards Clarencefield and Ruthwell. Follow this road for approximately one and a half miles and on entering Ruthwell Station take the turning on the left which is a stone surfaced drive to Kirkbeck. If you reach the railway bridge you have gone a short distance too far.

POSSESSION
Vacant possession of the property will be given upon completion of the sale which will be by agreement.

OFFERS
Offers for the property should be submitted in Scottish Legal Form to C & D Property Services, 17/19 High Street, Longtown, Carlisle CA6 5UA. Those parties wishing to be informed of a closing date for offers should notify the selling agents of their interest, as soon as possible, to ensure they are contacted. The Vendors and Selling Agents do, however, reserve the right to sell privately without imposing a closing date and do not bind themselves to accept the highest or any offer. The property is being offered for sale in Lots or as a Whole. Our clients are also willing to consider offers for Lot 1 to include additional adjoining land if required.

Lot 3
A detached range of stone and slate built traditional farm buildings which is part single storey and part two storey with an area of collapse at the eastern end. In addition there are various lean-tos which are proposed for demolition to make way for the two proposed residential conversions. The principal barn extends to approximately 32m x 5.5m with a forward projection of 5m x 4.5m (external measurements). The development will require the silos to be removed and there is an area to the rear leading down to the bank of Raffles Burn which would create an excellent garden. The Lot is shown in orange on the site plan. Additional land is also available by further negotiation.
