DESCRIPTION
The Golspie Inn is a highly attractive, traditional Highland hostelry dating as far back as 1808. It is both a substantial and impressive property with a commanding roadside location set to the north end of the coastal village of Golspie. Whilst its origins are deeply rooted over two centuries, today it offers a range of smart modern facilities which appeal to a broad and varied customer base. The area attracts a wide range of trade, from those visiting nearby Dunrobin Castle to golfers, fishermen, walkers, mountain bikers, ornithologists and many, many more. The Golspie Inn is now a robust business with its recently refurbished lounge bar and conservatory, function facilities, large dining room and fourteen letting bedrooms. Golspie is a popular Sutherland village located on the busy A9 trunk road which links Inverness with Thurso and the Orkney Ferry. The village has award-winning beaches and is located on the shores of the Moray Firth beneath the shadow of Ben Bhraggie Mountain. Golspie also has an excellent 18-hole links golf course and is in easy reach of the famous courses at Brora and Royal Dornoch which lie one on either side. These attributes combine with the natural scenic beauty of the Sutherland to make it highly popular with a wide range of visitors.
The present owners bought the Inn in Jan 2010 as experienced operators to the licensed trade. Since then they have regenerated the business through the provision of good food and a most comfortable dining facility. The proprietors are enjoying the rewarding and profitable lifestyle that accompanies ownership of a successful business; however, due to family pressures they have accelerated their decision to place the inn on the market.
The Golspie Inn is a now becoming a well-established business which offers significant scope for expansion and incorporation of new owners’ own ideas. There is an unutilised three-bedroom bungalow in the grounds, an unused coach-house to the rear of the property and a presently vacant staff flat. These areas could be developed into self-catering accommodation or for additional owners / staff accommodation.
THE PROPERTY
Of traditional stone construction under slate roofing, the Inn dates from 1808 and is a “B” Listed Building. The building has undergone some major infrastructure upgrades and some internal modification and redecoration. Accommodation is arranged over three levels as follows:
PUBLIC AREAS
The main Inn outer doors enter the building via an attractive glazed outer porch which leads into the spacious entry hallway. To the left is the modern conservatory which is both bright and airy, an ideal vantage point from which to relax and watch the world go by. Adjoining the conservatory is the sizeable function suite which, when integrating the conservatory floor space, can accommodate 80 or more guests. This has the advantage of a bespoke wooden dance floor.
Straight-ahead from the entry hallway is the Inn’s welcoming split level Dining Room (40).
Turning to the right off the hallway leads to the main reception hall where the reception counter is located. The Inn’s popular ‘L’-shaped lounge bar is located off the reception Hall and can seat 24 covers in the lower level with seating for a further 20 in the servery area. LETTING BEDROOMS
Stairs lead from the Reception Hallway up to the hotels 14 letting bedrooms, to sleep 28 guests (6 double, 3 twin, 3 single and 2 family rooms. These are comfortable, attractively furnished and benefit from central heating, colour television, direct dial telephones and tea / coffee making facilities. Many of the bedrooms also have a trouser press. All but one of the bedrooms have en-suite facilities, the single exception has private facilities.
PRIVATE / STAFF ACCOMMODATION
A beneficial feature of the Inn is the extensive range of accommodation not currently utilised for letting which could provide substantial owners’ or staff accommodation. The present owners occupy owner’s quarters of a double bedroom with bathroom. This is supplemented by a presently unused detached three-bedroom bungalow located in the grounds to the rear of the business. There is also an unused coach-house in need of refurbishment. This comprises of a dining kitchen, bathroom and bedroom. On the ground floor there is a further staff flat which is presently used for storage.
SERVICE AREAS
The Inn has an excellent commercial kitchen and adjacent washing-up space. There is a large still room, separate laundry room and a freezer room with walk-in chill. Substantial outbuildings adjoining the hotel accommodate a tool shed, further dry store with ice making machine and a bike shed. The boiler room is located to the rear of the building housing two oil-fired boilers. An administrative office is conveniently located behind the reception area. There is a spacious beer cellar and adjoining wine and spirits cellar.
GROUNDS
The Golspie Inn Hotel is a substantial property enjoying a prime site immediately adjacent to the main A9. Attractive grounds, mostly laid to grass complement this desirable business. Grounds include off road parking for 20 cars and are bordered by mature trees.
